Situation
The location is very secluded, with only the owner's property nearby.
For those that know the area, Watersmeet is but a short stroll up the river bank. Lynmouth, Rockford and Countisbury with their respective hostelries are also within walking distance (30 minutes).
Note! Its location in a valley does mean that there is a steep drive down from the road with two tight bends - easily manageable with cars, possible with vans, but not advised for trailers!
Accommodation
| The Lodge itself is a single storey building although there are a couple of steps at the entrance and one internal step leading to the bedroom corridor. It is adjacent to a beautiful Victorian greenhouse (allegedly part of the original Crystal Palace). |

| The entrance leads directly into the kitchen-diner which is a lovely bright room overlooking the garden. It has been newly refurbished providing all the facilities you would expect: electric oven and hob, microwave, washing machine etc. |

| A spacious internal hallway leads you through to the rest of the accommodation which comprises a sitting room, one twin bedroom and two double bedrooms, (one of which is quite small), a shower room and separate WC. |



| The living room has three large picture windows overlooking the garden and down to the river beyond. There are two leather sofas and a tub chair. For cozy nights in there is a wood burning stove, and a selection of books, games, puzzles, magazines and DVDs. There is also a FreeSat connection for TV viewing and a wifi connection can be made available on request. |

| A door leads directly from the living room onto a patio and further into the garden. The garden also comes with certain facilities: a riverside bar-b-q, hammocks that can be strung between the apple trees, garden furniture, and a croquet set to mention a few. |
